Tenant Selection Criteria

Working Homes LLC is dedicated to providing safe, decent, and affordable housing options to individuals and families in need. Our tenant selection criteria are designed to ensure fair and equitable treatment of all applicants while maintaining the integrity of our housing programs. These criteria are applied uniformly to all applicants without regard to race, color, religion, sex, national origin, familial status, disability, sexual orientation, gender identity, or any other characteristic protected by applicable law.

*The following should be for each proposed adult tenant applying to live in the house*

  1. Income Eligibility: Applicants must meet the income eligibility requirements set forth by Working Homes for the specific housing program they are applying to. Income eligibility may vary depending on the program and the funding sources involved. Applicants must submit a tenant income certification and documentation proving income and assets.

  2. Rental History: Applicants must have a satisfactory rental history, demonstrating a record of responsible tenancy. This includes timely payment of rent, adherence to lease agreements, and no history of eviction or lease violations. Applicants to provide contact information for at least two previous landlords for Working Homes to verify rental history.

  3. Creditworthiness: Applicants must demonstrate good creditworthiness, which may be assessed through a credit check. While a certain credit score is not necessarily a disqualifying factor, we consider an applicant's overall credit history and ability to manage financial obligations. Applicants must submit a credit report obtained within the last 30 days along with application.

  4. Criminal Background Check: Working Homes conducts a criminal background check on all adult applicants. Certain criminal convictions may disqualify an applicant from housing eligibility, particularly those related to violent or drug-related offenses. However, we consider the nature, severity, and recency of the offense, as well as evidence of rehabilitation. If applicant is selected a $20 check will be required to perform a criminal background check.

  5. Ability to Maintain Housing: Applicants must demonstrate the ability to maintain housing by providing stable income or other means of financial support to cover rent and other housing related expenses.

  6. Household Composition: The number of occupants in the household must be appropriate for the size of the unit applied for, in accordance with occupancy standards and regulations.

  7. Compliance with Program Requirements: Applicants must agree to comply with all program requirements, including but not limited to income recertification, household composition reporting, and adherence to lease terms and community rules.

Exceptions and Accommodations
Working Homes may consider exceptions to certain criteria or provide reasonable accommodations to applicants with disabilities in accordance with fair housing laws and regulations. Applicants who require accommodations should submit a request along with their application.

Appeals Process
Applicants who are denied housing based on our selection criteria have the right to appeal the decision. The appeals process, including instructions for submitting an appeal, will be provided to applicants upon request.
